Meet Dusty | Property Cousins

Dusty Mulhearn leads Property Cousins, affiliated with Real Brokerage, serving Newport Beach, Corona del Mar, Newport Coast, Costa Mesa, and Orange County.

Since 2012, Dusty has been obsessed with one thing: creating a smarter, more effective way to sell homes. Over more than a decade in the business, he has studied what works, listened closely to his clients, and built a uniquely creative, high-impact approach to real estate that consistently delivers exceptional results.

Raised between Southern California and the North Shore of Oahu, Dusty grew up around some of the most desirable real estate in the country — and in a family with over 50 years of real estate experience. Selling homes wasn’t just a career path; it was a natural extension of who he’d been his entire life. Even as a kid, Dusty was selling anything he could get his hands on, recruiting friends and cousins into mini “businesses,” setting up stands, going door-to-door, and learning early how to connect with people.

The only thing he loved as much as selling was filmmaking. If he wasn’t running a childhood business, he was running around with a camera, directing anyone who would play along. Today, Dusty blends those two lifelong passions — sales and film — into a signature marketing style that stands out in Newport Beach. His listings are not just listed; they are produced. Storytelling, visual creativity, and strategic exposure are the backbone of what makes the Property Cousins experience so different.

Sellers

Dusty has developed one of the most innovative and effective home-selling systems in the industry. As the founder of The Property Cousins, he leads a team built on creativity, precision, and a relentless commitment to getting sellers the strongest possible outcome.

Every home is unique, and Dusty custom-builds a marketing strategy tailored to each property. His team’s approach includes cinematic video, strategic social media placement, targeted local outreach, private client exposure, and high-quality branding that elevates every listing. The goal is simple: attract the right qualified buyers, generate maximum demand, and deliver top-tier results.

Dusty combines market knowledge, marketing, and his Newport Beach network to help sellers evaluate pricing, prepare their homes, and navigate offers. Each sale depends on the property, market conditions, and the buyer’s terms.

Buyers

Buying a home can feel overwhelming, especially in a competitive coastal market — which is why Dusty’s process is designed to make it simple, smooth, and enjoyable. Whether you’re purchasing your first home or adding to a portfolio, he handles the details: connecting you with trusted lenders, coordinating pre-approval, navigating off-market opportunities, and guiding you through each step with clarity and confidence.

Dusty listens deeply. Tell him your story, your goals, your lifestyle, and he will build a strategy around exactly what you want. You’re never rushed, never pressured — just supported, informed, and positioned to win when the right home appears.

The Property Cousins Experience

At the heart of Dusty’s brand is a belief that real estate should feel personal, strategic, and elevated. His team blends creativity with professionalism, data with storytelling, and innovation with decades of experience. Whether selling or buying, clients benefit from a system designed to outperform traditional methods and deliver an unforgettable experience.
